Delmar Loop Area Retail Plan & Development Strategy
The team was engaged to produce a retail recruitment plan and development strategy for the Delmar Loop Trolley corridor. This 2.2 mile study area includes two cities – University City and St. Louis, Missouri and other jurisdictional stakeholders such as neighborhood associations and special business districts. To complete this scope, the project team conducted analysis that examined existing conditions, demographic and real estate market conditions, physical conditions, growth potential, and consumer preferences. Following the team’s assessment of existing conditions, a design charrette was organized to evaluate a set of three potential development scenarios for the Study Area. Based on the selected scenario, the team created a set of retail development, infrastructure, and public realm recommendations that would be required to bring the selected development scenario to fruition. Finally, the team prepared an implementation plan, consisting of retail tenanting, governance, and public realm intervention strategies.
